The Listing Video Playbook: Branded Real Estate Content for Every Social Channel

Which format for which channel, how to hook viewers in the first seconds, why subtitles matter and how to keep every clip on-brand. A practical playbook for agents, built around ImmoStory.ai.

A good listing video does not end when you export it. The same property needs to work as a vertical Reel, a square feed post, a YouTube clip and a link you send a buyer on WhatsApp. Each channel has its own habits, and a video that works on one can fall flat on another. This playbook covers the practical side: which format to use where, how to open a video, why subtitles matter, and how to make every clip recognisably yours. The examples use ImmoStory.ai, which turns a listing URL into a finished video, but the principles apply to any property video.

1. Pick the right format per channel

The most common mistake is posting one horizontal video everywhere. On a phone, a 16:9 clip in a vertical feed becomes a thin strip with black bars above and below. Match the format to the place:

  • 9:16 vertical: Instagram Reels, TikTok, YouTube Shorts and Stories. This is where people scroll, full screen, with their thumb.
  • 1:1 square: the classic Instagram and Facebook feed post. It takes up more screen space than landscape without cropping too much of the room.
  • 16:9 landscape: YouTube, your own website, an email newsletter, and a screen in your shop window.

ImmoStory.ai delivers videos in 16:9, 9:16 or 1:1, in 1080p, so you can choose the format per channel instead of cropping afterwards.

2. Win the first seconds

On social media, the first seconds decide whether someone keeps watching. A property video that opens with the front door and a slow pan of the hallway loses most viewers before they reach the garden. Better openings:

  • Start with the strongest image: the light-filled living room, the terrace, the view.
  • Lead with the one fact that matters for the target buyer: location, number of bedrooms, a garden in the city.
  • Keep the price visible early if it is competitive; people who cannot afford it filter themselves out, and the right ones stay.

This is where a storytelling script helps. ImmoStory.ai analyses the property and writes a script that tells a story instead of reading out a spec sheet, and you can request edits on the preview if you want a different angle.

3. Subtitles are not optional

Many people scroll with the sound off, on the train, at work, late in the evening. Without subtitles, a voice-over is invisible to them. Every ImmoStory.ai video combines voice-over, music and subtitles, so the message lands with or without sound. It also helps accessibility, and it makes the key facts easier to remember.

4. Speak your buyers' language

In Belgium, a single property can attract Dutch-, French-, German- and English-speaking buyers, plus expats who search in their own language. ImmoStory.ai works in nine languages. For a property near Brussels or on the language border, a version in both Dutch and French doubles the audience without doubling the work. Post each version to the channel or audience where that language lives.

5. Make it recognisably yours

A video without branding promotes the property, not your agency. When it gets shared, forwarded or reposted, your name should travel with it. From the ImmoStory.ai Starter Pack upwards you can add your own logo to the video. Beyond the logo, consistency does the rest:

  • use the same type of opening for every listing, so followers recognise your videos;
  • keep a consistent caption structure: location, key features, a clear call to action;
  • always end with how to contact you or book a viewing.

6. Write captions that do the selling

The caption is where the details go. A simple template that works on most channels:

  1. One line with the hook: municipality, property type, the standout feature.
  2. Three or four short facts: bedrooms, surface, EPC score, garden or terrace.
  3. A call to action: "Book a viewing" or "Send us a message".
  4. A few relevant local hashtags, such as the municipality and region.

7. Build a posting routine

Consistency beats occasional perfection. A practical routine: create the videos for all new listings in one batch at the start of the week, then publish one per day. Share the vertical version as a Reel and Short, the square one in the feed, and put the landscape version on your website's listing page. Keep the MP4 files; they are yours to download and reuse, for example when a price changes or the property is back on the market.

8. Measure what matters

Views are nice, enquiries are better. Once a month, look at which videos led to messages, calls or viewing requests, and what those listings had in common. Was it the opening shot? The price in the first seconds? A particular channel? Use those patterns for the next batch.

Beyond agencies

The same playbook works for homeowners selling on their own and for hotels or holiday rentals: ImmoStory.ai also accepts listings from Airbnb and Booking.com. Anyone who needs to present a property in a compelling way can use it.
